Basic Assumptions

Each wall has thickness 4.5 inches (0.375 foot), composed of a 2″×4″ (actually 1.5″×3.5″) stud and two 0.5&h;inch sheets of drywall (gypsum board).

According to the International Residential Code, a “dwelling unit” must include “permanent provisions for living, sleeping, eating, cooking, and sanitation”. I have chosen to add “laundry” to this list. Accordingly, each house on this page incorporates a living/dining room, a bedroom, a kitchen, a bathroom, and a laundry/utility room.

Door width is 3 feet, bathroom width is 5 feet, and corridor width is 4 feet for reasons of accessibility. (See ICC A117.1 “type B”.)

Kitchen dimensions are determined by setting minimum perimeter of 30 feet, minimum width of 10 feet, and minimum depth of 5 feet. (See ICC A117.1 “type B” and the NKBA Kitchen Planning Guidelines.)

Minimum area of living/dining rooms is determined from a rationalized version of 2024 International Property Maintenance Code table 404.5 (compliant with the original version). Minimum width of living/dining rooms is 8 ft—2 ft for the table and 3 ft for each of two chairs. (See Architectural Graphic Standards for Residential Design.)
